May 2025 marks one year since the A. Proctor Group’s air-permeable pitched roof underlay, Proctor Air, was awarded its BBA certification.

Developed in response to feedback from designers, specifiers and installers — and building on over 25 years of expertise in pitched roof membrane technology — Proctor Air® is shaping best practice in the UK pitched roofing sector.

Simplifying Pitched Roof Construction

Proctor Air is an air-permeable, low-resistance (APLR) pitched roof underlay that simplifies roof build-ups while offering high performance. It allows moisture vapour to escape the roof space, reducing the risk of condensation.

Its air permeability means that no additional ventilation is required for warm, cold or room-in-the-roof constructions. The membrane also achieves a W1 resistance to water penetration classification and a minimum hydrostatic head of 1 metre.

Adoption Across High-Profile Projects

In its first year, Proctor Air has been widely adopted across the UK. Notable applications include:

  • Hatchmeadow Apartments, Northumberland
Used in a 2,500m² replacement roofing system, Proctor Air helped protect residents during refurbishment while eliminating persistent leaks in some apartments — all while the building remained occupied.

  • Manchester Town Hall Renovation
Part of the £325 million restoration of one of the UK’s largest heritage projects, Proctor Air was installed across the building’s complex and intricate roof. The product’s air-permeable properties eliminated the need for modern roof ventilation, avoiding potential ‘dead zones’ of restricted air movement.

Recognition and Industry Impact

An award-winning advertising campaign — featuring the slogan “The Air to the Throne” — raised industry awareness throughout 2024. The campaign earned the A. Proctor Group two wins at the Construction Marketing Awards, including:

  • Best Product Launch

  • Best Advertising Campaign

Looking Ahead

In 2025, the A. Proctor Group continues to support the roofing sector in the use of air-permeable membranes. Upcoming developments include new technical guidance for using Proctor Air® in combination with in-line solar PV panels.
